MARIVELES, Bataan– Former Mayor Jesse Concepcion has predicted a big housing shortage here at the wake of the expansion plan and entry of new labor-intensive industrial and manufacturing firms in these fastest growing business enterprises haven in Central Luzon.
The high confidence level espoused by locators to the vast business prospects and export –oriented quality products manufactured at the Freeport Area of Bataan (FAB) has attracted more capitalists, both local and foreign nationals, in the province’s leading industrial town, Concepcion explained.
Citing the favorable outcomes from the extensive feasibility studies conducted by prospective corporate financial analysts that the establishment of industrial, manufacturing and commercial companies in Mariveles town have created widespread demand for housing facilities to accommodate the influx of rapid urban migration and population increase with the on-going industrialization pace.
At this juncture, Concepcion said at least five (5) real estate developers from Metro Manila and Central Luzon are scouting large parcels of land preferably in the coastal villages for residential housing, apartment–type and condominium unit projects to confront the looming housing crisis.
Concepcion said housing developers are competing with big corporations for the suitable sites in the coastal villages of Alas-Asin, Lucanin, BASECO and other areas near the AFAB and the San Miguel Global Corporation (SMGC) 500 hectares land industrial zone in Barangay Bian, Mariveles town.
Reports show the current rate per square meter of land in Alas-Asin, Mariveles town is ranging from P 2,500 to 3,000 per square meter.
